Well, before you put your house on the property market theres a scam an insider estate agent recently revealed to me...
Theres a sneaky trick that some unscrupulous estate agents use to make you think your house is worth a lot less than you think. This way you will quickly accept an "okay" offer when it comes along, instead of holding out for the big money you deserve.You see, all offers should be confirmed in writing to both the vendor and the potential buyer. But this does not always happen. The reason is that some agents like to influence the seller into taking a LOWER offer by creating the impression that the property is actually worth less.
Here's what they do. They submit a series of low offers to the vendor. These aren't ACTUAL offers. They're bogus. If you asked to see all the paperwork, you'd be regaled with excuses by a lot of red-faced agents.Now, when you get a reasonable, but still low offer, you are more likely to accept it.
For example, say the "guide price" is R500,000. The agent will submit a series of bogus offers of around R420,000. When you talk to them about what price you'd like to get, they'll always give you a slightly pessimistic view of achieving the maximum. After a while, when a low offer of around R450,000 comes in, it's easier to persuade you to accept. You'll be relieved. As will the estate agency when it chalks up another fast sell. Nice!If you are being informed of offers without written confirmation, ASK FOR IT. This gives you a paper trail of evidence if you suspect foul play. If investigated, your file should also show names, addresses and copies of the letters sent to the bidder.
TIP: When choosing an estate agent, ensure they are part of the "Estate Agency Affairs Board".

3 Essential tips from an experienced auction buyer...
There's really no great mystery about why people get excited when they find a way to save money when buying things they need. One of the best ways to enjoy huge savings, in the region of 20% to 50%, is to attend a car auction. This is where you can get really good deals on repossessed cars. By following a few tips from an experienced auction buyer, you can reduce your chances of getting burned at auctions... Tip # 1: Heavy competitive bidding will drive the prices of the cars up. This could result in the final price exceeding the actual value of the vehicle! To avoid this, do some homework about the car you want to buy. Look at the various prices available and understand the auction process by attending a couple before you start bidding. Tip # 2: You won't be able to test drive the car before you bid for it... Read reviews on various makes and models, find out what the trade-in value is and check for recalls. Once you've narrowed your search down to a few makes and models, visit a dealership and test drive them, before you bid at an auction. Tip # 3: All used vehicles are sold voetstoets and don't carry a warranty or guarantee.... Also, if you get the winning bid, you cannot return the car as all sales are absolutely final. So, it's a good idea to take a mechanic, or someone that knows about cars, with you. Let them quickly evaluate the car you're interested in and give you advice. What to look out for when buying a car... 1. Look at the car's exterior. If the paint is new, ask when the car was painted. This could indicate a problem such as underlying rust. Scan the underside othe car for rust. Also check the bumpers and wheel wells for any signs of rust or body filler. 2. Inspect the car thoroughly for any signs of body repair. This could tell you if the car has been in an accident. Look for inconsistencies like: Do the edges of the bonnet and door panels line up with the fenders and other side panels? And does the frame look aligned correctly? 3. Look inside. Check the interior for tears in the upholstery and sun damage. 4. Check the engine's overall cleanliness. Look for rust on the exhaust manifold and oil leaks around the valve cover and head gasket. 5. Check the oil on the dipstick by rubbing it against your thumb (make sure the engine is cool). If you feel small particles in the oil, the engine may be worn or have other problems. 6. Start up the engine. It should start straight away. 7. Take the car for a test drive. Check the brakes. They shouldn't squeal and should bring the car to a stop in a sufficiently short distance. 8. Test the transmission. Set the emergency brake, press the clutch pedal and shift through the gears. There shouldn't be any grinding sounds. 9. Ask to see a record of the car's maintenance. Businesses exist to make profits. As an employee of a business, it's your job to help produce those profits. So, if you want to get your boss to pay you more, you have to make yourself more valuable to him.
First, make a list of all the ways you are currently valuable to your boss. Then make another list of things you can do to increase your value. That list will be a good source of ideas for you.
In January, for example, you might make it a point to get your boss his most important report a day earlier than normal. In February, you might tell him he can delegate to you the sales call he hates to make.
As the months roll by, your boss will recognise that you are operating at a higher level. He may be surprised at first - even feel a little threatened, if you aren't going about it diplomatically. But he will appreciate how you are making his work life easier and more productive. And he'll begin to depend on you.
Eventually - and this may happen in four months or it may take a year - he will see you as an entirely different and more important employee than any of the others he deals with. He will begin to think of you as indispensable.
At that point, you will have no trouble getting your 10% raise. And, you might do much better than that.
The greater your contribution to your company's success, the higher the salary you can demand...
Superstar employees don't do a hundred things better than ordinary, good employees. They usually do just a handful. The important ones.
Promote yourself, not only when your salary review comes up, but throughout the year. Remember, it's your responsibility to make sure your efforts get noticed.
If you set for yourself the modest goal of getting a 20% raise this year - and get it. And then get an increase of just half that amount for the next 10 or 15 years... You'll be worth millions more when you retire than you will be worth if you do nothing.

* ALWAYS check your bank statements. Banks make mistakes like anyone else, though it's ususally in their favour. So keep a note of your transactions, and reconcile them against your monthly statement. If you’re not getting regular statements, phone your bank and sort this out TODAY!
* Make sure your money is working for YOU. If you always tend to have money in your account, look at the amount of interest you're getting. If you’ve had an account for some time, chances are your bank will have created new accounts with better benefits over the years to woo new customers in. If you see anything better, insist your money is transferred to the better account.
* Get an overdraft! Now, this may seem like the last thing in the world you’d want to be lumbered with... But arranging an overdraft facility could save you money in the future. If you overdraw without a facility in place – even by a cent.

7 Things to do IMMEDIATELY if you get retrenched...
Retrenchment is one of those terrible things that can send your life into turmoil. But it all depends on how you react to it. Follow these tips to make sure you not only survive a retrenchment if it happens, but you actually prosper...
1. Don't take it personally! Retrenchment has the ability to make you feel worthless and unvalued. Don't let it! Remeber, it's management's FAILURE, not yours. If it was your fault, you would have been warned about your performance and/or conduct, and you would have been dismissed.
2. Redundancy is an economic fact these days. Just as individuals chop and change jobs far more frequently now, so companies restructure, downsize and make changes. Redundancy may be unpleasant, but it's commonplace. Don't feel alone.
3. Register as unemployed immediately! Even if you're given a handsome payoff, get down to the UIF office and register straight away. If you receive a large lump sum, you may not be entitled to the unemployment benefit, but it pays to check!
4. Use your package wisely. Remember, this is a payment to help you get through the weeks until you land another job, so don't view it as a lottery win! If you have any credit card balances (or any loans where interest starts mounting if you miss payments) then make it a priority to get these cleared up.
5. Dig out those policies and see what you are paying for! When you take out a bond or any type of long term insurance, you may be able to claim a 'wage' from the policy (typically for up to a year) until you find another job. Many bond packages squeeze payment protection plans in when you first sign up - usually 6 months.
6. If you think you might struggle to pay the bond, tell your lenders immediately. The last thing they want to do is repossess your house and sell it for a knockdown price. It's in their best interests for you to carry on paying a bond over the full term, so they'll really WANT to help you... And they'll most probably have special schemes to help you through any difficult period.
7. Create a budget! Go through your last 3 bank statements and highlight every debit order that's gone out. If it's something you don't really use, cancel it.
